Rental Safety Checks done properly

Victorian rental laws require an electrical safety check of every rental property at least every two years, by a licensed electrician, with records kept and provided to renters. We run these checks for landlords and property managers across Frankston and the Peninsula: a thorough inspection and test of the installation — switchboard, safety switches, wiring, sockets, fittings — with a clear written report your agent can file, and a fixed quote for any defects found so they can be approved and fixed fast.

What we check

Switchboard condition and protection, safety switch operation and trip times, earthing, visual and tested condition of sockets, switches and fittings, and obvious wiring defects — tested to the standard the regulations require.

Reports agents can actually use

You get compliance documentation naming the property, date, checks performed and results — formatted for the property file, not a scribbled invoice line.

Defects quoted immediately

If something fails, the report comes with a fixed quote for the fix. One approval email from the owner and it's scheduled — no second call-out fee to come back and quote.

Portfolio scheduling

Property managers: we'll take your rent roll and build a rolling two-year schedule so nothing lapses, with reminders handled by us rather than your inbox.

How it works

1. Tell us the job

Call, text or use the form. Send photos of the board or the spot you want work done — it speeds up quoting.

2. Fixed quote

Clear pricing before we start. No hourly surprises, no "supply and fit extras" appearing on the invoice.

3. Done and certified

Clean install, site left tidy, Certificate of Electrical Safety issued on completion of every job.

Straight answers

How often are electrical safety checks required for Victorian rentals?

At least every two years, by a licensed electrician, and the record must be provided to the renter. If a property's never had one documented, it's due now.

What happens if a check finds a problem?

Nothing scary — you get a written defect list with a fixed repair quote. Most common findings are missing safety switches, deteriorated fittings and non-compliant DIY additions from previous owners.

Do you also do the smoke alarm and gas checks?

We handle the electrical check and smoke alarm testing. Gas safety checks need a licensed gasfitter — we can recommend one we work alongside regularly so the property is covered in one sweep.

Can you work directly with our property management agency?

Yes — we already work with local agencies: bulk scheduling, reports emailed straight to the PM, and owner approvals handled through them. Ask your agent to add us as a preferred trade.
