The 13 October 2026 deadline

Until now, the two-yearly electrical safety check has only applied to rental agreements started or renewed since March 2021. From 13 October 2026 it applies to every Victorian rental agreement — including long-running tenancies that have never needed one. If a property has no documented check, it falls due the day the rule lands.

Rental Safety Checks done properly

Victorian rental laws require two-yearly electrical safety checks by a licensed electrician, with records kept and provided to renters. The requirement currently applies to agreements entered into or renewed since 29 March 2021 — and from 13 October 2026 it applies to every Victorian rental agreement, regardless of when the tenancy started. We run these checks for landlords and property managers across Frankston and the Peninsula: a thorough inspection and test of the installation, switchboard, safety switches, wiring, sockets, fittings, with a clear written report your agent can file, and a fixed quote for any defects found so they can be approved and fixed fast.

What we check

Switchboard condition and protection, safety switch operation and trip times, earthing, visual and tested condition of sockets, switches and fittings, and obvious wiring defects, tested to the standard the regulations require.

How often are electrical safety checks required for Victorian rentals?

At least every two years, by a licensed electrician, and the record must be provided to the renter. If a property's never had one documented, it's due now.

What happens if a check finds a problem?

Nothing scary, you get a written defect list with a fixed repair quote. Most common findings are missing safety switches, deteriorated fittings and non-compliant DIY additions from previous owners.

Do you also do the smoke alarm and gas checks?

We handle the electrical check and smoke alarm testing. Gas safety checks need a licensed gasfitter. We can recommend one we work alongside regularly so the property is covered in one sweep.

What does an electrical safety check for landlords cover?

Every circuit, the switchboard, safety switches, powerpoints, lighting and visible wiring, tested against the standard and documented in a compliance report you can hand to your agent or renter. Defects come back as a written list with a fixed repair quote.
